A recycling company has acquired a 90,000-square-foot industrial property in Branchburg for nearly $14 million, in a newly announced deal by Zimmel Associates.
The brokerage team said it represented SKM 68 LLC, the seller of the property at 68 County Line Road, noting that the sale comes as part of a deal three years in the making. The new owner, GDB International Inc., first expressed interest in acquiring the facility in 2021 but signed a lease with an option to buy amid ongoing environmental remediation, during which it also installed a new roof and began interior renovations.
According to Zimmel Associates’ David Zimmel, who has managed the transaction since the initial lease, the $13.97 million sale to GDB became final on July 1. The company is now preparing for a more comprehensive renovation to convert the facility into a modern recycling center.
“We marketed the building for lease, but GDB International, Inc. was determined to acquire it,” said Zimmel, the Edison-based firm’s president. “We are delighted with the outcome and pleased to have facilitated a deal that benefited all parties involved.”
In announcing the deal, Zimmel noted that the 7.81-acre site provides GDB with easy access to major highways such as Route 202, Route 22 and Interstate 287. Its features include ceiling heights ranging from 18 to 30 feet, 2,400 amps of power, six tailboard loading docks and a drive-in door.
