St. Joseph’s Health has leased 60,000 square feet of medical office space as part of an ongoing redevelopment plan in Totowa, brokers with Lee & Associates said Thursday.
The firm’s New Jersey office represented the Paterson-based health care system in the lease on Minnisink Road, which sits within a 147-acre parcel owned by Community Health Care Associates. St. Joseph’s will occupy the entire four-story building, with construction slated to begin this summer and a projected opening of early 2021.
The Lee & Associates New Jersey brokerage team included Brian Lynch, Peter Rasmusson, Jason Lynch and Joe Tormen.
“St. Joseph’s will transform the site into a state-of-the-art, high-quality medical facility and deliver the level of care for which the health system is known,” said Rasmusson, a senior vice president in the Elmwood Park-based office.
The center will serve as a primary and specialty care medical hub for patients, Lee & Associates said. Plans also call for amenities for ease of scheduling and the latest technology to enhance patient experience, in addition to health and community education programs.

The health care operator will occupy one of two planned 60,000-square-foot medical office buildings on the campus. The system has emerged as an early user at Community Health Care Associates’ redevelopment of the former North Jersey Developmental Center.
CHA, led by Bill Colgan, is repurposing a portion of the property.
“With its proximity to Routes 80, 46 and 23 and mass transportation we recognized the property’s strength and attractiveness in the medical office space market in Passaic County,” said Brian Lynch, a principal with Lee & Associates. “It represented a tremendous opportunity for St. Joseph’s expansion and accessibility goals.”
