The owners of a West Orange office building have secured two new tenants with leases totaling nearly 4,500 square feet, in a set of transactions arranged by Sheldon Gross Realty.
According to the brokerage team, the deals at 80 Main St. include a 3,900-square-foot commitment by an undisclosed construction company. The second tenant, a brand strategy firm, took 560 square feet at the five-story, 101,000-square-foot building.
Sheldon Gross Realty Vice President Eric Weston represented ownership in the leases, which follow last year’s purchase of the asset by a group led by Iron Ore Properties LLC. The brokerage firm, which has been a tenant at 80 Main St. for more than three decades, also recently renewed 10 existing leases in the building.
“Through firsthand experience, I know this property represents exceptional, long-term value for its tenants,” Weston said. “It provides quick access to multiple major highways, plus the airport, and you can easily walk to dining, retail and NJ Transit options. It offers the type of connectivity that helps businesses thrive.”
To that end, the property is just off Interstate 280 and minutes from the Garden State Parkway and Interstate 80. That’s a strong draw for the building’s other tenants, which include attorneys, accountants and medical professionals, while Weston noted that a renovation is underway in the main lobby.
