An 18-unit luxury apartment building in North Bergen has changed hands for nearly $6.8 million, in a newly announced deal by The Kislak Co. Inc.
Davis Briones, a senior vice president with the brokerage firm, represented an undisclosed seller in the transaction at 1209 26th St. He also procured the buyer, a private investor completing a Section 1031 like-kind exchange, in the all-cash $6.775 million deal.
The building was fully occupied at the time of sale.
“The property traded at a 5.5 percent cap rate, which aligns with historical norms for new construction, typically ranging between 5.0 percent and 5.5 percent,” Briones said. “After a period of cap-rate expansion into the 6 percent range over the past two years, which were driven by higher interest rates, cap rates are beginning to compress. This trend is constructive for developers and owners evaluating disposition or refinancing opportunities in 2026.”
Known as 2Six Apartments, the three-story brick multifamily property has six one-bedroom units with dens and 12 one-bedroom units. Along with its luxury units, the building has on-site parking for 22 vehicles, including two electric vehicle charging stations.
Residents, meantime, are just off Interstate 495 and minutes from the Lincoln Tunnel, giving them easy access to Manhattan via a nearby bus stop providing direct service to the Port Authority Bus Terminal. They’re also close to a broad mix of retail, dining and neighborhood amenities.
