An addiction treatment provider has leased nearly 4,000 square feet of medical office space in Fair Lawn, in a newly announced transaction by NAI James E. Hanson.
The brokerage firm said the tenant, ChoicePoint LLC, is relocating from Saddle Book to the two-story building at 23-00 Route 208. Its new space comprises 3,741 square feet and will accommodate the provider’s growing practice, the brokerage team said, touting the area’s strong demographics and a population of 433,654 within a five-mile radius.
NAI Hanson’s Randy Horning and Darren Lizzack represented the landlord, 2300 RT 208 LLC.
“While the broader health care real estate sector is well-positioned for stability coming out of the COVID-19 pandemic, we expect demand from behavioral health and addiction treatment tenants to be particularly high as their services only become more vital over the next several years,” Horning said. “23-00 Route 208’s central location between several major hospital systems and strong area demographics as well as a diverse and complementary tenant mix exemplifies the gold standard for these types of users. We were happy to work with ChoicePoint to find their new home and increase access to their important services throughout the local area.”
ChoicePoint provides addiction treatment both in peaceful, spa-like treatment centers and through virtual platforms, according to a news release. Its new home, located at the intersection of Route 208 and Maple Avenue, sits within a highly visible, 28,000-square-foot building with a parking ratio of four spaces per 1,000 square feet.
