American Equity Partners has signed a deal to bring a new health care tenant to a nearly 120,000-square-foot office building in Paramus, brokers with Cushman & Wakefield said.
According to the leasing team, Valley Medical Group is taking 22,500 square feet at AEP’s Paramus Corporate Center at 95 North Route 17. The provider will occupy most of the first floor, C&W said, noting that the four-story property recently underwent major renovations using all sustainable and energy-efficient materials, resulting in a rebuilt modern lobby and new common areas, flooring, roofing, lighting and bathrooms.
Cushman’s Jeffrey Prezant represented ownership, while the firm’s Peter Hamburger, Robert Rudin and Jan Randall represented the tenant.
“Valley is a great tenant, and we are excited they committed to our building with a long-term deal,” AEP’s David Elkouby said. “We very much enjoyed working closely with Cushman & Wakefield, as they did a great job bringing this deal to a close.”
Amenities at the 119,846-square-foot Paramus Corporate Center include a new café, lounge and fitness center. Tenants, meantime, benefit from its location adjacent to Westfield Garden State Plaza and proximity to other retail, dining and entertainment options, along with its quick access to highways such as routes 17 and 4 and the Garden State Parkway.
“Ownership has done an incredible job renovating the building to provide tenants with a best-in-class office environment, equipped with everything they need to be successful,” Prezant said. “Valley Medical Group will benefit from the property’s ideal location and brand new amenities.”
