A personal trust has sold a partially completed medical office campus in Little Egg Harbor for $6.1 million, in a recently completed deal by Marcus & Millichap.
The brokerage team said the property, located at 798 County Road 539, includes two buildings with a combined 16,993 square feet and an adjacent development site. An AtlantiCare surgery center anchors the 15-year-old Sea Oaks Medical Campus, which has all tenants operating on triple-net leases.
Marcus & Millichap’s Alan Cafiero, Brent Hyldahl and Seth Goldberg represented the seller and procured the buyer, a private LLC.
“Sea Oaks is a bit unusual in that it consists of two existing medical buildings and has approvals in place for almost 20,000 additional square feet of medical that was never completed,” Hyldahl said. “The buyer will be picking up where the seller left off, eventually finishing the project and bringing the property to its highest and best use.”
