Bristol-Myers Squibb has signed a nearly 120,000-square-foot lease at a Princeton-area office building, under a newly announced transaction by JLL.
Brokers with the firm represented Manulife Investment Management, the landlord at 9 Roszel Road in West Windsor, in securing the long-term, 118,110-square-foot commitment. The pharmaceutical giant will occupy the entire three-story building, which is part of a 24-acre office park off Alexander Road and southeast of Route 1.
JLL noted that ownership is planning an extensive renovation of 9 Roszel Road prior to Bristol-Myers Squibb’s occupancy, including a lobby redesign and restroom upgrades, along with a recently refreshed cafeteria and a resurfaced parking lot with updated lighting.
“This is a unique opportunity for a company to establish a footprint in a desirable office destination in the Northeast and to partner with a well-established landlords in the commercial real estate business,” said David Stifelman, a managing director with JLL. “The property is centrally located between New York City and Philadelphia in one of New Jersey’s most in-demand submarkets, offering highly convenient transit, access to an educated workforce and proximity to Princeton University.”
Stifelman represented the landlord alongside Jim Schroeder and Jason Benson, senior vice presidents with JLL. Robert Morford of Morford & Dodds Realty represented the tenant.
The building, designed by Hillier Architects and originally built by SJP properties, is a mile from NJ Transit’s Princeton Junction station and 10 minutes from Interstate 295, JLL said in a news release. The firm also noted that 9 Roszel Road is directly adjacent to 7 Roszel Road, which features an 8,000-square-foot fitness center and a full-service cafeteria with outdoor seating.
With its proximity to Route 1, the building is also minutes from major shopping centers and restaurants.
