A consultant for large-scale utility projects has leased nearly 5,500 square feet at a new mixed-use building in Somerville, in a deal arranged by Deluccia Commercial Group.

The brokerage firm said Merit SI Technologies LLC, doing business as Merit Controls, is taking space at what’s known as Somerset Commons at 46 East Main St. The location will be part of a 100,000-square-foot building in the downtown, delivered in 2020, with 50,000 square feet of office space, street-level retail and 14 luxury apartments on the fourth floor.

Tim Deluccia represented both the landlord, Somerville Urban Renewal LLC, and tenant, describing Merit Controls as a leader in the power, energy and critical infrastructure markets. The tenant’s website, meantime, says it provides advanced, proven grid integration products and services for utility power generation to engineering, procurement and construction providers, developers and power plant owners.
