    A new 240-unit luxury apartment building in Park Ridge has hit
the market, offering a downtown location and immediate access to the borough’s train station.
Claremont Development, the firm behind the five-story project known
as The James, recently unveiled the collection of upscale studio, one- bedroom and two-bedroom homes after a long-awaited project in the Bergen County borough. The company launched leasing in early June, having already rented more than a quarter of its units during a preview period.

As of early June, monthly rental rates at the property started from $1,950 with incentives, according
to a news release. Claremont hopes to lure renters with amenities such as a coffee bar, a clubroom with billiards and shuffleboard, a tasting room with a catering kitchen and co- working spaces with private offices. Additional features include a modern fitness center and outdoor offerings such as a pool, grilling and dining areas and a turf lawn, among others.

The project, which is helping Park Ridge satisfy its state-mandated affordable housing obligations, has redeveloped the site of a former waste transfer station.
ON TRACK IN WOODBRIDGE
Prism Capital Partners has broken ground on a project that will bring more than 380 apartments and townhomes to downtown Dunellen, about a mile south of Route 22.
The builder, which has started earthwork and utility construction
at 100 South Washington Ave., is redeveloping the former longtime home of an obsolete industrial facility, seeking to capitalize on a location adjacent to NJ Transit rail service. Its plans include 194 one- and two-bedroom market-rate rentals
and 58 units reserved for low- and moderate-income residents, along with 10,000 square feet of retail space at the train station.
Additionally, the property will include 130 for-sale townhouses, which
will be developed by a national homebuilder.
“Dunellen Station will offer a
diverse range of housing options in order to meet the needs of multiple segments of the market,” said Robert Fourniadis, Prism’s senior vice president for residential. “Future

Slated for completion next spring, the project will benefit from its access to routes 22 and 28 and interstates 78 and 287. The Nutley- based developer said residents will enjoy amenities such as a clubhouse, meeting rooms, a fitness center and an outdoor pool with a patio and entertainment area.
The City Invincible-designed development is meant to reflect the character of the former Art Color building, which had loomed over the site with a footprint of some 400,000 square feet. Prism began to raze the structure in late 2018. RE
