CHIUSOLO JOINS NAI
DILEO-BRAM AS VICE
PRESIDENT
NAI DiLeo-Bram & Co. has once again
expanded its brokerage team with the
addition of Christopher J. Chiusolo as
a vice president.
In his new role with the Woodbridge-
based fi rm, Chiusolo will focus
on industrial property sales and
leasing. He comes to the position
with extensive experience in that
regard, including a stint at a New-
Jersey based commercial real estate
fi rm specializing in distribution,
supply chain management and
transportation.
“We are delighted for Chris to join our
team,” said David A. Simon, NAIDB’s
chief operating offi cer. “Chris’
experience, enthusiasm and proven
track record will expand our ability
to deliver exceptional service to our
clients.”
Chiusolo’s position with his previous
fi rm was as a
director, NAIDB
said, noting that
he orchestrated
and structured
transactions
on behalf
of owners,
investors and

end-users. He
is a graduate
of Ramapo College of New Jersey,
where he earned a bachelor’s in
marketing, while he is an active
member of the Elks Club.

building across New Jersey’s
commercial real estate landscape,”
Chiusolo said. “In addition, I am also

Chiusolo is NAIDB’s third new hire in
recent months, as it looks to bolster
its presence in northern and central
New Jersey. The fi rm focuses on
offi ce, industrial, retail, investment
and land development opportunities
across the state, drawing on
more than 87 years of history in
commercial real estate brokerage.
DENHOLTZ ADDS
MCCOOL AS HEAD OF
CAPITAL MARKETS
Denholtz has hired Jennifer McCool
as executive vice president and head
of capital markets, in another key
addition to the company’s senior
leadership team.
In a news release, the Red Bank-
based fi rm
said McCool
brings more
than 20 years
of commercial
real estate
investment
experience
and will work

CEO Katie Kurtz to grow and scale
its capital formation strategy. She
joins Denholtz from Kushner, where
she was an executive vice president
and led the day-to-day strategy and
execution its investment management
platform, having also held senior
roles with WatermanCLARK and
Related Cos.
“Jennifer’s career refl ects a strong
dedication to institutional excellence
and a dynamic entrepreneurial
mindset that resonates deeply with
our values at Denholtz,” Kurtz said.
“We are confi dent that her leadership
and strategic vision will strengthen
our team and drive us forward as

McCool held the chief operating
offi cer post at WatermanCLARK,
a vertically integrated real estate
investment and operating company,
the news release said. With Related,
she served as executive vice
president and chief legal offi cer,
overseeing corporate and transaction-
related legal matters in major global
developments and playing a key
role in launching and executing on
the fi rm’s private fund management
business.
“The Denholtz executive team has
built a robust platform to capitalize
on commercial real estate investment
opportunities across the national
market in 2025 and beyond,”
McCool said. “I am excited to
contribute my legal and institutional
expertise, industry relationships and
entrepreneurial mindset to help drive
the company’s growth and success.”
McCool holds a bachelor’s in business
and corporate communications from
the University of Delaware and a JD
from New York Law School.
CBRE PROMOTES
FORCELLO TO N.J.
MARKET LEADER
Will Forcello has taken the reins as
CBRE’s market leader in New Jersey,
assuming the post after serving in an
interim role since late last summer.
The real estate services fi rm
announced in February that it has
promoted Forcello, who previously
oversaw its central New Jersey team
and has spent more than 16 years at
the company. As a senior managing
director and market leader, he’ll now
spearhead a region that also includes
an offi ce in Saddle Brook.
Forcello takes over the post after
Jeff Hipschman, who had led CBRE’s
New Jersey offi ces since 2009, joined
Binswanger as its CEO.

CBRE noted that Forcello has
extensive knowledge of all facets of
its advisory business, having started
his career in industrial and offi ce
leasing before expanding to research
analysis and then rising to become
the head of its tristate suburban
research group. Those roles and
other leadership posts have exposed
Forcello to many of the company’s
key business segments, giving
him a deep understanding of the
organization, business and industry.
The fi rm added that, in 2018, Forcello
established the CBRE NJ Rising
Professionals Community to serve as
a networking group for junior talent
within New Jersey’s commercial
real estate sector. In 2019, he
was recognized as CBRE’s Sales
Management Professional of the Year,
and he was selected in 2022 as one of
NJBIZ’s Next Generation Leaders.

PENNONI TAPS HOYT
AS HEAD OF NEW
JERSEY OFFICES
Engineering fi rm Pennoni has
promoted Stephen Hoyt to director
of its Newark offi ce, placing him at
the helm of its growing team in New
Jersey.
In his new role, Hoyt will oversee
the strategic growth and operational
management of
a market that
also includes
an offi ce in
East Hanover.
That includes
driving business
development
initiatives for
Stephen Hoyt
the Philadelphia-
based civil, municipal and
environmental engineering practice,
while expanding its client base and
enhancing service offerings to ensure
continued growth in the vital New
Jersey region.
Hoyt, who has spent 12 years with
the fi rm, is also an associate vice
president.
“Stephen’s promotion comes at
an exciting time as we continue
to strengthen our presence in the
Northeast,” said Alan Lloyd, regional
vice president of northern New
Jersey, New York and New England
at Pennoni. “Under his guidance, we
