Leasing is underway at Halpern Real Estate Ventures’ new 337-unit high-end apartment building in Jersey City’s growing West Side neighborhood.
Known as Birch House, the property at 49 Fisk St. includes a mix of studio, one-bedroom and two-bedroom homes with monthly rents starting at $1,995. Halpern now aims to attract renters in tandem with Corcoran Group Marketing, its leasing and marketing agent, offering a series of lifestyle amenities and green space.
“We envisioned Birch House as much more than a residential building, but rather a reflection of a community’s desire for a harmonious blend of comfort and eco-conscious living,” said Joel Halpern, president and managing director of investments for Halpern. “In a neighborhood awakening to its potential, Birch House stands as a beacon of modern design and forward-thinking sustainability.”
Designed by Minno & Wasko Architects and Planners and built by JRM Construction Management, the six-story building emphasizes sustainability with features such as a composting system producing fertilizer for the property’s landscaping, community garden planters, rooftop solar panels and electric vehicle chargers, according to a news release. It also has rainwater collection for irrigation and a 20,000-square-foot landscaped park, along with LED light fixtures and low-flow fixtures.

The Meshberg Group is the project’s interior designer, Halpern said, noting that the building has 50,000 square feet of indoor and outdoor amenities. They include private and public coworking spaces, a hotel-style lobby with an interconnected stair to the second floor, a speakeasy-style bar and a fitness center, as well as a 22,000-square-foot rooftop with 360-degree views of the Hackensack River waterfront district, downtown Jersey City and Manhattan in the distance.
Halpern broke ground in late 2021 with the help of a $65 million construction loan arranged by JLL’ Mike Tepedino, Michael Gigliotti, Thomas E. Didio Jr., Max Custer and Carlos Silva. Bank OZK provided the four-year, floating-rate loan.

The launch of leasing comes amid a surge of new investment and revitalization efforts on Jersey City’s West Side. Residents have quick access to the nearby 273-acre Lincoln Park and the nine-hole Skyway Golf Course, as well as Route 440 for a connection to the New Jersey Turnpike and Routes 1 and 9, while Hudson-Bergen Light Rail service is five blocks away.
