A historic 45,000-square-foot commercial building in downtown Somerville has changed hands for nearly $2.7 million, according to a brokerage team with The Kislak Co. Inc.
Max Levinston, a sales associate with the firm, represented the undisclosed seller in the deal at 201-217 West Main St. He noted that the property, which was originally built as a wool mill and later home to The Granetz Furniture Store, has ground-floor retail space and three floors of office suites that were vacant at the time of the sale, providing an adaptive reuse or redevelopment opportunity in a gateway location for the central business district.
The 0.68-acre parcel also has a separate 10,000-square-foot parking lot.
“Despite the challenges of a historic 1880s building with deferred maintenance, we identified an all-cash buyer who closed without contingencies, demonstrating our ability to navigate complex deals and deliver results,” Levinston said. “Through targeted outreach and rigorous buyer vetting, our team transformed this previously stagnant asset into a seamless sale.”
In announcing the $2.675 million deal, Kislak said The Granetz Building is less than a half-mile from the Somerville train station, offering excellent accessibility. It’s also steps from Somerville’s vibrant mix of shopping, dining and amenities, along with the hub of county offices and court facilities.
