An area health care system has signed a new lease for medical office space in Hudson County, committing to 2,700 square feet for a pulmonary and internal medicine practice.
Brokers with NAI James E. Hanson on Wednesday announced the lease by Holy Name Real Estate Group, which is streamlining its footprint at 8305 Bergenline Ave. in North Bergen. The deal comes as part of a plan by the landlord, the estate of Robert Birns, to restructure the building’s layout in order to sell the medical office portion.
NAI Hanson’s Darren Lizzack and Randy Horning represented ownership at the four-story, 52,800-square-foot mixed-use building. Jonathan Marks of Cresa represented the tenant.

Located four miles from the Lincoln Tunnel, 8305 Bergenline includes both medical and residential space. The practice operates there as Holy Name Pulmonary Associates, part of Holy Name Medical Center’s clinically integrated network of physicians.
The landlord is creating two medical office condos at the building as a result of the transaction.
