Prism Capital Partners is preparing to start construction on a new preleased, 80,000-square-foot medical office building in Clifton, the latest addition to its flagship ON3 campus.
The developer on Wednesday announced that it received final site plan approval for the project at Metro Boulevard and Route 3, with plans to break ground in the first quarter of 2021. Hackensack Meridian Health, which already operates its new medical school and other facilities at the campus, has preleased the four-story health care facility.
The building will include an ambulatory surgical center as well as additional multispecialty practice areas.
“From the very start, Hackensack Meridian Health has served as one of ON3’s highest-profile tenants,” said Eugene Diaz, a principal partner with Prism. “We take great pride in our expanding relationship and our ability to accommodate this health care leader’s diverse needs here.”
Slated to occupy the southeast corner of Metro Boulevard and Route 3, the project will continue Prism’s transformation of the 116-acre former Hoffmann-LaRoche research campus straddling Nutley and Clifton. The developer has been luring new tenants and anchors since acquiring the site in fall 2016, some four years after Roche announced it would vacate its longtime home.
The new Gensler-designed medical office building will feature a glass curtain wall façade and an attached parking garage that will provide 400 parking spaces for occupants and visitors, according to a news release. Prism anticipates construction will be completed in mid-2022, noting that it will benefit from ON3’s existing campus infrastructure, including its central utility plant with a 10-megawatt cogeneration facility.
“The in-place, multi-redundant heating, cooling and electricity enables the design of buildings with superior efficiency at a lower cost,” Diaz noted.
ON3 already serves as home to the Hackensack Meridian Health School of Medicine and its Center for Discovery and Innovation, a National Health Institute-designated clinical research center. Other in-place and incoming occupants include Eisai Inc., Ralph Lauren Corp., Quest Diagnostics, Modern Meadow, Y-mAbs Therapeutics Inc. and Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences.
Prism expects that more than 5,500 people will be employed at ON3 by 2021, while ongoing redevelopment also is creating hundreds of construction jobs. Its full vision for the project includes a vibrant, mixed-use setting that integrates office and R&D facilities, recreational, residential, hospitality and wellness options, as well as other uses, all of them benefiting from a location nine miles from the Lincoln Tunnel.
