A physical rehabilitation chain has extended its lease for more than 5,500 square feet at a medical office building in Clifton, brokers with NAI James E. Hanson said Tuesday.
The real estate services firm announced that it represented First Equity Development Co., the landlord at 1135 Broad St., in the transaction with Kessler Institute for Rehabilitation Inc. The chain’s 5,511-square-foot office near the intersection of Route 3 and the Garden State Parkway is one of more than 95 Kessler locations in northern New Jersey.
NAI Hanson’s Randy Horning and Darren Lizzack completed the ownership assignment, while John Morrissey of Jackson Cross Partners represented Kessler.
“Three of the most important factors when it comes to site selection for medical office users boils down to an ideal location, strong area demographics and a great tenant mix,” Horning said. “While oftentimes medical users may need to prioritize or compromise on some of these aspects when securing medical office space, 1135 Broad Street delivers on all of these fronts while also featuring an elegant, modern design. We were pleased to assist First Equity Development Company in this transaction to help them negotiate an extension with a long-term, quality tenant.”
The three-story, 68,000-square-foot building provides visibility from the southbound side of the Parkway, NAI Hanson said, offering easy access to the George Washington Bridge, the Lincoln Tunnel and Newark Liberty International Airport. Features include a heat pump system that allows for individualized climate control in each office, outdoor balconies, a polished granite façade and a spacious, naturally lit atrium lobby entrance.
