A health care network is expanding its footprint at a Jersey City office building just months after its original lease, bringing its total presence to nearly 75,000 square feet.
The landlord, GAIA Real Estate, announced that Englewood Health has signed a new 19,892-square-foot lease at 2 Journal Square. The tenant will use the expanded space to develop a new orthopedic clinic, urgent care, a breast and women’s imaging center and medical offices for treating oncology and diabetes patients.
Englewood’s new 15-year lease comes less than four months after GAIA announced its initial 53,222-square-foot commitment at the nine-story, 325,000-square-foot office building along John F. Kennedy Boulevard. The space spans the first, second and third floor of the property, where ownership has just completed a multimillion-dollar gut renovation.
CBRE’s Greg Barkan, Remy deVarenne and Sam Bernhaudt represented Englewood Health in the deal.
“We are pleased to expand our agreement with Englewood Health at 2 Journal Square,” GAIA Real Estate CEO Danny Fishman said. “It is always a great vote of confidence when tenants expand at the same building. The hospital together with now almost fully leased retail center on the ground floor is a great addition to the area and residents.”
The landlord noted that the original lease included space encompassing medical offices for orthopedics, pain medicine, primary care, diabetes, OB/GYN, cancer, cardiology, pulmonology, urology and colorectal surgery.
GAIA purchased the building in July 2011 and has spent more than $10 million repositioning the building with renovations to the interior lobby, an exterior storefront facelift, the addition of 30,000 square feet of first-floor retail space and a modernization of the building’s mechanical systems.
