Denholtz Associates has concluded its year-long, $500,000 renovation of a 54,600-square-foot office building in Bernardsville.
Located at 150 Morristown Road, the two-story building now features a dedicated communal space and an upgraded lobby with modern furniture and fixtures, the developer and real estate investment firm said Tuesday. The new spaces are adorned with features such as a media wall, new healthy vending options and a café and lounge seating area.
Denholtz initiated the improvements a year ago after determining that tenants at the building did not have the kind of communal gathering or lounge area in their office spaces that most tenants want in today’s market. The Matawan-based firm then tapped architect J.A. Mihalik to oversee the project.
“Although 150 Morristown is currently 97 percent leased, we recognize that tenant needs are continually changing and aligning our spaces to meet these needs ensures we can continue to see high occupancy across our portfolio, in both the short and long-term,” said Kristine B. Hurlbut, senior vice president of leasing at Denholtz Associates. “The completion of this renovation project speaks to our commitment to deploying capital to add value to our office spaces to ensure the continued success of our multitenant investment strategy.”
Other improvements at 150 Morristown include updated lighting, new flooring and upgraded HVAC systems, along with a replacement of the existing walkway. In addition to the renovations, Denholtz touted the building’s location just minutes from downtown Bernardsville and six miles from downtown Morristown, along with access to routes 202 and 24 and interstates 78 and 80.
