The Birch Group has leased more than 40,000 square feet of office space in Paramus to the Hospital for Special Surgery, in one of five newly announced deals by Cushman & Wakefield.
According to the leasing team, the renowned orthopedic hospital is relocating to the two-building Nexus 17 complex from an existing location in the borough. The new long-term lease will allow it to expand its footprint while creating a self-contained, 40,062-square-foot unit within the property.
Cushman’s David DeMatteis, Benjamin Brenner and Mark Zaziski represent ownership at the 500,000-square-foot complex at 461 From Road and 15 East Midland Ave. The deal with HHS and several other recent transactions bring the campus to roughly 96 percent leased.
The activity also includes a 70,953-square-foot extension at 15 East Midland by AT&T, which included an early reduction of a portion of its space in order to make way for the HSS lease. C&W’s Marc Rosenberg represented the telecom giant.
Meantime, Hall, Booth, Smith, PC leased 20,120 square feet, while Dunn Lambert LLC took 6,604 square feet, according to a news release. Triple Threat Communications LLC committed to 4,725 square feet, with DeMatteis also representing the tenant in that transaction.

In announcing the deals, C&W noted that Nexus 17 recently underwent an extensive renovation resulting in new lobbies, common areas, a fitness center, a cafeteria, a conference center and a courtyard with outdoor seating and meeting spaces. AMI Management, an affiliate of the owner, manages the campus at the intersection of Route 17 and the Garden State Parkway.
