Denholtz Properties and Lansing Melbourne Group have marked the debut of 167 apartments in North Carolina, the second piece of a multiphase project outside Charlotte.
The firms on July 10 joined Concord Mayor Bill Dusch and other local officials to unveil what’s known as Novi Rise, a seven-story building at 30 Market St. South. They noted the property is the largest of what will be three interconnected communities in the city’s downtown, as well as the home of many of the portfolio’s shared amenities including a lounge, a fitness center, work pods, a conference room, a dog washing station and secure Amazon package lockers.
Red Bank-based Denholtz Properties and LMG, which is based in Fort Lauderdale, have also announced a ground-floor, 4,757-square-foot lease at Novi Rise with Salon Lofts, adding another amenity for residents and the community.
“The opening of our second Novi building further underscores the potential impact of well-executed and strategic public and private partnerships,” said Peter Flotz, founder and CEO of LMG. “We extend our gratitude to Concord’s municipal leaders and our partners, Denholtz Properties, for their collaboration and support in helping us continue to achieve our vision in Concord.”
The milestone follows the launch of preleasing in April and the completion last year of Novi Flats, a 48-unit building with 2,333 square feet of retail space less than a block away. Novi Lofts, the final piece of the project, will bring another 89 units and 5,134 square feet of retail space to Concord in late 2024.

The Novi portfolio will be the first midrise properties of their kind in downtown Concord and signal the success of the town’s ongoing multimillion-dollar revitalization spearheaded by the Concord City Commissioners and the Cabarrus Economic Development Corp., Denholtz and LMG said. That process has also included the transformation of the town’s former Philip Morris plant into The Grounds at Concord, a 2,000-acre site soon to be anchored by a $2 billion Eli Lilly pharmaceutical plant and a $1 billion Red Bull manufacturing facility, while the renovation and expansion of the nearby Cabarrus County Courthouse is well underway.
