Construction is underway on a project that will bring nearly 167,000 square feet of new industrial space to Teterboro, as CBRE markets the property to prospective tenants.
The brokerage team is working on behalf of Seagis Property Group, the developer at 200 Hollister Road, citing its location at the interchange of Interstate 80 and Route 46. It also touted the abundant labor force in and around the Meadowlands submarket, making the facility “an ideal distribution center servicing the tristate region,” including New York City.
CBRE’s Kevin Dudley, Chad Hillyer, Nick Klacik and Kate Granahan lead the marketing effort for the Teterboro Distribution Center. Construction is slated to conclude this summer.
“This building accommodates tenants seeking highly functional warehouse space, amenities and features high-end curb appeal. This building checks all the boxes,” Dudley said. “This state-of-the-art, headquarters-quality facility is perfect for a single tenant looking to maximize their cubic capacity while offering abundant parking compared to its competition.
“With the New York City congestion tolls now in effect and low New Jersey property taxes, we feel this property is well positioned for a tenant looking to relocate from New York City and reduce their overall expenses.”
According to a news release, the 166,725-square-foot warehouse and distribution facility will include 5,000 square feet of high-end office space, 40-foot clear height ceilings, 40 loading docks, a drive-in bay, a 185-foot truck court and parking for 46 trailers and 114 cars. CBRE noted that the site is just 1.4 miles from Teterboro Airport and a 20-minute drive from Port Newark-Elizabeth and Newark Liberty International Airport, while it provides easy access to New York City via the George Washington Bridge and Lincoln Tunnel.
The firm added that the Hollister Road property has a distinctive advertising opportunity to enhance brands with aerial and digital signage opportunities in a highly trafficked area.
