Skyline Development Group is nearing a sell-out of Solaia, its collection of 70 new luxury condominiums overlooking the Hudson River in North Bergen.
The firm announced earlier this month that it’s marketing the last few homes at the 14-story building, located at 8701 Churchill Road, with prices starting from $949,999 for the remaining inventory. The final units have two-bedroom, two-bathroom floorplans, each offering nearly 1,400 square feet with east-facing balconies that frame sweeping views of the river and the New York City skyline.
Residents at Solaia also have access to 10,000 square feet of high-end amenity space, with a location that is minutes from the Lincoln Tunnel and commuter ferry and light rail service.
“Solaia has distinguished itself in the Hudson County market by delivering a premium lifestyle to discerning buyers who value not only expansive interiors but also a holistic, balanced approach to living, with wellness amenities rivaling those of five-star resorts,” said Louis Mont, CEO of Skyline Development Group. “These final condominiums represent the last opportunity to own a meticulously crafted home in this unparalleled environment.”
The developer is marketing the condos alongside The Marketing Directors, which has spearheaded the building’s sales program since its launch. It’s offering the remaining homes with limited-time incentives, including a $10,000 closing credit, with immediate occupancy available.
Along with upscale design elements and appliances, homes at Solaia have smart home features such as lighting, thermostats and Latch keyless entry, according to a news release. Its main amenity space, known as The Sanctuary, is a three-story wellness center for residents and their guests with a fully equipped fitness center and dedicated TRX and boxing areas, a steam room, a sauna and a Himalayan salt inhalation therapy room, among other offerings.
Other features include a coworking space with a private conference room and a resident lounge with a fireplace, billiards, a demonstration kitchen and event space. Outdoors, residents can use a dog run and a cliffside roof deck with a custom kitchen, grills, dining areas, fire pits and lounge seating.
On-site covered parking is available, and all amenities are accessible 24/7, year-round.
“This exceptional community introduces a refreshing standard for condominium living along the New Jersey Gold Coast,” said Jacqueline Urgo, president of The Marketing Directors. “It has strongly resonated with buyers who value its thoughtfully designed residences and unparalleled amenities.”
Designed by Architectura, Solaia occupies an elevated, secluded street adjacent to the historic Palisades Cliffs to help maximize residents’ Hudson River views. It’s also in the heart of the River Road retail and dining corridor serving residents up and down the Gold Coast.
