Construction is underway on a project that will transform the Weichert corporate campus in Morris Plains, starting with more than 120,000 square feet of new office and retail space.
According to RIPCO Real Estate, the leasing agent for the retail component, the project known as Crossings at 10 will bring a walkable, town square-style layout with a wide range of uses to the intersection of routes 10 and 202. The first phase will deliver some 42,000 square feet of new ground-floor retail space with around 80,000 square feet of newly constructed, Class A office space above, with completion slated for mid-2026.
Retail leasing has begun, RIPCO said, noting that the team is actively seeking tenants that are established at the local and national levels.
“With walkable amenities, strategic highway access and high-end office design, Crossings at 10 will redefine what it means to work and shop in Morris County,” said James Weichert Jr., president of Weichert Development Co. “This is a true lifestyle destination with enduring appeal, and we are proud to bring it to life.”
Crossings at 10, which is across from the busy Briarcliff Commons shopping center, will ultimately include more than 100,000 square feet of ground-floor retail and amenity space across its three phases. Plans also call for self-storage space as part of the campus’ second phase.
The office component, meantime, will include nearly 42,000 square feet for Weichert, according to the project’s marketing materials. The buildout will provide tenants with loft-inspired windows, open floorplans and flexible layouts designed to accommodate both large corporate users and boutique firms seeking a sophisticated suburban location.
“The Crossings at 10 will arguably offer the best position, signage, access and parking of any retail center in the market,” said Curtis Nassau, executive vice president at RIPCO Real Estate. “With its walkable layout, high-end design and dynamic tenant mix, this project presents a unique opportunity for retailers looking to establish a strong presence in one of Morris County’s most visible and accessible locations.”
The leasing brokers said they envision a range of uses for the space, including retail, dining, office, wellness, medical, childcare and personal care.
“The site benefits from strong daytime traffic and is just minutes from downtown Morris Plains and Morristown, serving an affluent, high-growth population,” said Matt Grundy, a managing director with RIPCO. “With 4.6 million square feet of office space, 3,000 hotel rooms and 4,500 new residential units either existing or in development nearby, Crossings at 10 is ideally positioned to become a central retail and lifestyle hub for the entire region.”
