Consumer health company Haleon has leased nearly 79,000 square feet at The Park in Berkeley Heights, bringing another tenant to the property as The Connell Co. continues its sweeping overhaul of the 185-acre business and lifestyle campus.
The company, which makes products such as Advil, Tums, Robitussin and Flonase, confirmed that it will relocate its North American headquarters from 184 Liberty Corner Road in Warren by the end of 2026. It will occupy what’s known as RT400, one of five buildings that make up The Park’s 1.5 million square feet of office space, where Connell recently capped off a $100 million update that included a new upscale design and additional hospitality-focused amenities.
NJBIZ first reported the deal earlier this week. On Thursday, a Haleon spokeswoman confirmed the move will involve 700 employees.
CBRE represented the tenant in the deal.
“The Park campus is close in proximity to our current location in Warren while offering an upscale hospitality-driven employee experience,” she told NJBIZ. “The ownership is highly invested in maintaining and improving the property. Additionally, the location has public transportation options and is closer to the metro area and Newark Airport. There is robust on-site security, an on-site hotel, as well as space for coworking, events and catering and conferences.”
Connell is in the midst of a decade-long, $500 million update of what was long known as Connell Corporate Park. That includes a new 60,000-square-foot entertainment building that broke ground last fall and will house a brewery, several restaurants and bowling lanes, creating a new destination for both nearby residents and those who work at the property.
The firm has also started construction on the first of two luxury apartment buildings that are slated for the property, which is 22 miles from Manhattan, with additional plans for ground-up retail space along the new pedestrian corridor. And it comes alongside its recent announcement that it has all but leased up the campus’ 1.5 million square feet of office space.
“At The Park, we’ve created more than just office space — we’ve built a true community,” said Shane Connell, executive vice president of The Connell Co. “It’s incredibly rewarding to see our vision resonate with the market and attract companies like Haleon, who value connection, collaboration, and contributing to a vibrant shared culture.”
According to JLL, the 78,740-square-foot Haleon deal was among several large leases by life sciences users that helped propel New Jersey’s office market in the second quarter, as the sector remains active despite cutbacks at some companies.
“Flight-to-quality migration remained a hallmark of New Jersey’s life sciences market as companies pursued Class A office space for their operations,” JLL wrote in a recent report. “Pharmaceutical/life science companies accounted for nearly 30 percent of leases signed in Q2 ’25, which was the highest volume of activity among the various business sectors.”
The Park is also home to retail, lifestyle and hospitality operators such as LifeTime, Starbucks and Embassy Suites Hotel. Currently under construction is a 20,000-square-foot flagship location for Bathhouse — a New York-based wellness spa offering premium recovery amenities and treatment rooms, while Connell is fielding interest for uses such as a national grocer, upscale restaurants, cafés and other lifestyle-focused retailers.
