Accordia has secured final site plan approval from local officials for a project that will bring 92 luxury apartments to West Caldwell.
The firm, which is based in nearby Fairfield, said it has now closed on the parcel at 780 Passaic Ave. and is on track to break ground in the first quarter of 2026. Its plans at the site call for a mix of studio, one-bedroom and two-bedroom rentals, with a location directly across from the Mountain Ridge Country Club and minutes from Route 46 and interstates 80 and 280.
The project known as The Vail will also be 16 miles west of New York City.
“West Caldwell has been an amazing town to work with,” said Gregory Wovna, Accordia’s senior vice president for development. “They’ve been supportive and responsive every step of the way, and we are ecstatic to be part of the community.”
Jason R. Bogart, principal with Accordia, added that the project reflects the firm’s broader strategy of expanding its development pipeline in key asset classes and investments in top-tier markets, including New Jersey and the Sunbelt.
“As developers, we aim to deliver long-term value through each thoughtfully designed residential community we undertake,” he said. “The Vail will serve everyone from commuters and professionals to families and those looking to downsize.”
According to the firm, each unit will include high-end appliances and in-unit washers and dryers, while some will have private balconies. Residents will also have access to amenities such as a fully equipped fitness center, a community room and coworking offices, as well as reserved covered parking.
Minno & Wasko Architects and Planners is the project’s architect.
“Their expertise in functional design and attention to detail makes them an ideal partner for this development,” Wovna said. “We’re confident that their work will elevate the living experience and fit well within the community.”
, which is minutes from NJ Transit rail service in Montclair, has a population of around 11,000. Accordia touted the township’s municipal services, school system and proximity to the vibrant downtowns of Caldwell, Montclair and Bloomfield.
