A developer has secured a key entitlement for a plan to build 115 apartments in a fast-growing section of East Orange, according to a team with Taylor Architecture & Design.
The project, located at 430 William St., would redevelop a parcel in the city’s arts and culture district and within a half-mile of two NJ Transit stations. It’s now moving ahead and likely to break ground next year after a unanimous approval on Nov. 6 by the local planning board.
Taylor Architecture’s Italo Teixeira designed the project, which was presented to the board by the firm’s Brian Taylor. They noted that the development consists of a seven-story building with secured basement and ground-level covered parking and apartments on the upper six floors, including a mix of seven studio, 84 one-bedroom and 24 two-bedroom units.
Additionally, plans call for more than 3,000 square feet of indoor amenities, outdoor rooftop space, recessed balconies, bike storage and a package room, according to a news release. Taylor added that 54 of the parking spaces will be in the form of a mechanical parking system, noting that the operational efficiency and quality of the technology have gone up, while the cost is inching down.
The firm’s design proposes a variety of materials including ironspot brick, composite or metal panels, aluminum coping and a composite band above the first floor, the news release said. Last week’s approvals for applicant 430 William Holdings LLC included minimal variances — namely, front and rear yard setbacks, lot coverage and de minimus exceptions for mechanical parking space dimensions and drive aisle width.
The project team also includes land use attorney Elnardo J. Webster II of Connell Foley LLP, civil engineer Richard Adelsohn of Frank Lehr & Associates, traffic engineer Andrew Vischio of Stonefield Engineering and professional planner Matt Flynn of John McDonough Associates LLC.
