DH Property Holdings LLC has acquired nearly 127,000 square feet of warehouse space with significant excess land in Logan Township, in a $21 million deal that expands its footprint in Southern New Jersey.
The firm said the site, located at 22 and 84 Flood Gate Road, is fully occupied by a credit tenant on a triple net lease and includes 28.4 improved acres for industrial outdoor storage. It’s also less than a mile from both Interstate 295 and Route 130 and under three miles from the Commodore Barry Bridge, providing for strong regional and national connectivity.
NAI Mertz President Scott Mertz represented DHPH in the transaction with the seller, who had owned the property since 1985.
“This was a rare opportunity to acquire a mission-critical IOS facility occupied by an investment-grade tenant with significant long-term upside potential,” DHPH President Dov Hertz said. “The tenant has made significant capital investments, confirming its long-term commitment to the location.”
The firm announced the deal while noting that the 108.33-acre site is a former sand quarry that was repurposed, with quarry pits transformed into 50 acres of manmade lakes for pump testing a critical component for the tenant and its activities. With four points of ingress and egress, the parcel provides strong flexibility and seamless divisibility for future tenants or configurations, as DHPH leverages a location that’s also 13 miles from Philadelphia International Airport and 19.5 miles from the Packer Avenue Marine Terminal.
This transaction is DH Property Holdings’ seventh acquisition in South Jersey over the past three years, according to the announcement. The firm now owns more than 1.25 million square feet of Class B assets within the market.
