A health care user has taken more than 3,700 square feet at a mixed-use commercial property in Livingston, in a newly announced deal by CBRE.
The tenant, All Square Performance Chiropractic and Golf, is leasing space at 30 West Mount Pleasant Ave. under a long-term deal with Euro Associates. The new location will serve active adults and their families, CBRE said, touting its proximity to Livingston’s downtown district and a host of convenience and lifestyle services such as dry cleaners, gas stations, restaurants and a post office.
“All Square Performance Chiropractic needed additional space for its expanding practice in the area, and 30 West Mount Pleasant Avenue offered prominent Route 10 exposure, abundant surface and covered parking, and ADA-compliant building entry that met the tenant’s needs,” CBRE’s Marta Person Villa said. “The two-story property features a highly functional layout, pairing best-in-class accommodations for any business or medical practice with ground-level covered parking.”
Villa and the firm’s Sam Bernhaut represented ownership in the 3,630-square-foot lease, while Susan Preisler of Zoltek Commercial Real Estate Services represented the tenant. In announcing the deal, they noted that suites at the property have separate HVAC and utility hookups, while tenants benefit from 24-hour access, window frontage of 80 feet, a professionally decorated lobby and covered parking facilities.
CBRE added that it was marketing available first- and second-floor suites ranging from 748 to 3,630 square feet, offering a location that’s within a block of the signalized Route 10 and Livingston Avenue intersection. The property is also minutes from interstates 280 and other major highways.
