A maker of aluminum products and systems for the construction industry has leased 84,000 square feet at a South Brunswick industrial property, according to brokers with Avison Young.
The tenant, Prograde Aluminum Systems Corp., will occupy the full building at 34 Stouts Lane under a deal with SNS Real Estate Investment Group. The transaction follows the landlord’s acquisition last April of the then-vacant property and subsequent renovation, which included a complete interior demolition to create open floor space, new HVAC systems, upgraded LED lighting, the installation of new dock packages, new slab grinding with epoxy coating and painting of the roof deck and walls.
Avison Young principals Matthew Turse and Tim Cadigan and vice presidents John Gianis and Steve Gianis represented the landlord in the lease, having also represented the former owner in its sale to SNS. Glenn Jaffe of Keller Williams represented the tenant, an aluminum systems supplier and manufacturer of quality aluminum windows and doors and composite panels for residential and commercial applications.
“This assignment is particularly meaningful because it allowed us to guide SNS through the full cycle of the asset ensuring the property could return to the community as a modern, productive industrial facility,” Turse said.
The brokers added that the facility, which sits on seven acres, has roughly 7,400 square feet of office space, a secured and gated yard, 20-foot clear ceiling height, 11 loading docks and one drive-in dock. It is less than a mile from Route 1, 32 miles from Newark Liberty International Airport and 46 miles from New York City.
“SNS Real Estate’s successful leasing of the building represents the realization of its investment strategy and validates the extensive capital improvements completed after acquiring the property,” Cadigan said. “By securing a tenant for the newly renovated space, SNS not only activated the asset’s income potential but also demonstrated the strong market demand for high-quality, modern industrial product in the region.”
Prograde Aluminum Systems Corporation aligned with the township’s desire to attract a manufacturer to the building, according to a news release. Avison Young added that the leasing team had to overcome zoning challenges to accommodate the modern manufacturing user.
