An affiliate of Longpoint Realty has secured three new leases and two renewals in Bedminster, where brokers with JLL are spearheading plans to revamp a grocery-anchored retail property.
In the largest of the new deals, Fit Body Boot Camp took 3,147 square feet at The Hills Village Center off Route 202/206. It’s among two fitness concepts to join the 101,453-square-foot property, with Stretch Zone leasing 1,059 square feet under its own deal with Lena Centers.
A third new operator, Purity Water, leased 1,004 square feet at the center at 550 Hills Drive, according to a news release. That comes alongside a 980-square-foot renewal by Great Clips and an extension of Ricciardi Brothers’ 3,147-square-foot lease.

President Craig Parcells and Brokerage Coordinator Madeline Voorhees represented ownership in the transactions. CBRE’s Nicole Nannola represented Fit Body Boot Camp, an international fitness franchise with thousands of locations, while Brian Battista of Jeffery Realty represented Stretch Zone in a deal that adds to the chain’s more than 400 locations.
Townes and Friedman represented the tenant in the deal with Purity Water, the news release said.
“When Lena Centers acquired The Hills Village Center, there was a clear mandate to reinvest in the property and elevate the merchandising mix,” Townes said. “The response from the market was extremely encouraging. With the arrival of these innovative brands, we have put The Hills Village front and center as a regional retail destination, and we expect to complete the full lease-up very soon.”
JLL’s Jose Cruz, Kevin O’Hearn and J.B. Bruno brokered the sale of the property in late 2024. Longpoint then retained JLL’s leasing team to help reposition and unlock additional value at the center, leveraging its proximity to major highways, strong traffic counts and a customer base with average household incomes exceeding $230,000 within a five-mile radius.
In addition to Kings Food Market, the property’s tenant roster includes CVS, Starbucks, Verizon, PNC Bank, Pancheros Mexican Grill and Somerset Valley Urgent Care.
“We have already seen strong interest from retailers who recognize the value of this affluent,
highly educated customer base,” Friedman said. “With only a handful of spaces remaining, we’re actively seeking food and specialty retail users to complete the merchandising mix.”
