The developers of the sprawling Linden Logistics Center campus have secured a new tenant, filling more than 233,000 square feet thanks to a deal with a global shipping giant.
According to the firms, Maersk will establish a key ground freight hub at 200 Linden Logistics Way under the lease with Advance Realty Investors, Greek Real Estate Partners and PGIM Real Estate. The new facility will support a significant expansion of the business unit, enabling reliable, high-volume full truckload and less-than-truckload distribution across major U.S. markets, seamlessly connecting warehouse and inland delivery networks from a location just east of the New Jersey Turnpike and minutes from Port Newark-Elizabeth.
CBRE’s Thomas F. Monahan and Larry Schiffenhaus represented ownership in the 233,492-square-foot lease. JLL’s Jon Gorczyca and Gary Politi represented Maersk.

According to a news release, 200 Linden Logistics Way spans 515,600 square feet and is one of seven buildings at the 4.1 million-square-foot campus. The building has 40-foot clear ceiling heights, 42 loading docks, 39 trailer parking spaces and modern distribution infrastructure designed to support Maersk’s high-volume, time-sensitive ground freight operations.
Additional plans include a built-to-suit, 6,000-square-foot main office, along with a dedicated shipping office and locker room designed to support Maersk’s logistics workforce and operational needs, the news release said. Greek Design | Build will complete the tenant improvements, including the office build-out and associated operational space.

The complex is now 91 percent leased after a high-profile redevelopment that cleaned up and transformed a highly contaminated former manufacturing site. That includes a growing roster of major logistics users drawn to the property’s easy access to Port Newark-Elizabeth, Newark Liberty International Airport and major regional transportation corridors, including the Turnpike, Route 1 & 9 and Interstate 278, enabling efficient import, export and last-mile distribution throughout the U.S. Northeast.
