Trammell Crow Co. has filled some 536,000 square feet at a new industrial park in Sayreville, securing leases with a Chinese logistics firm and a maker of massage and wellness products.
In the larger deal, Worldwide Logistics USA LCC committed to 451,916 square feet at the three-building, 1.08 million-square-foot Arsenal Trade Center off South Minnisink Avenue and Cheesequake Road. The company will occupy all of Building 3, with plans to move in by May under the lease with TCC and its partner, CBRE Investment Management.
In the second transaction, Nekteck Inc. took 83,999 square feet within Building 1 at 49 Callahan Blvd., according to a news release. The consumer electronics and wellness brand, which specializes in massage devices, took occupancy in March.
CBRE’s Tom Monahan, Larry Schiffinhaus and Brian Golden represented ownership in the deals, which leave the campus with just 100,500 square feet of available space. Jimo Liu of Cushman & Wakefield represented Worldwide Logistics, while Matt Esposito of Lee & Associates represented Nekteck.

Located less than 10 miles from the New Jersey Turnpike, the complex has revitalized a 74-acre former chemical plant site within Sayreville’s legacy manufacturing district. Each of the three buildings has 40-foot clear ceiling heights, solar panels, abundant car and trailer parking and gold certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale.
Other tenants at the park include JW Fulfillment Inc., which leased 342,371 square feet for the entirety of Building 2 in June 2024. Last December, Essex Food Ingredients took 100,501 square feet in Building 1.
