A private buyer has closed on a vacant 5,600-square-foot office building in Englewood Cliffs, in a newly announced deal by The Kislak Co. Inc.
The two-story property, 631 East Palisade Ave., changed hands for $1.757 million after being marketed by the brokerage firm’s Tom Scatuorchio, according to a news release. He noted that the brick building was recently renovated, benefiting from a location at a busy corner, flexible zoning and 17 on-site parking spaces.
Sara Shin of Christie’s International Real Estate Group procured the buyer.
“Through a comprehensive marketing process, we generated strong interest from both investors and owner-users,” said Scatuorchio, a senior vice president with Woodbridge-based Kislak. Ultimately, we were able to identify a highly qualified buyer and achieve the highest price for our client.”
According to the firm, the property has four bathrooms, a large conference room and three separate HVAC systems. It’s located some two miles from the George Washington Bridge and within the B-1 Business District zoning, which permits a variety of commercial uses, while the surrounding Palisade Avenue corridor has a strong mix of office, retail and service-oriented businesses, making it a highly desirable location for both investors and owner-users.
