The headquarters of a global medical device company is on the market for sale in Plainsboro, offering what brokers say is a single-tenant, net-leased office property in a coveted submarket.
According to JLL, which represents the would-be seller, the Integra LifeSciences building at 1100 Campus Road has more than nine years of term remaining with annual rent escalations. That includes in-place net operating income of more than $4.2 million, the firm said, calling it a “unique opportunity” for investors seeking a foothold in the Princeton area.
JLL’s Jose Cruz, Jeremy Neuer and Michael Kavaler lead the listing team with support from debt broker Ryan Carroll. They noted that the five-story, 166,991-square-foot building, which was built in 2006 and renovated in 2019, provides Integra with access to the region’s amenities and rich talent pool in a location that’s just off Route 1 and minutes from other highways.
The property also has on-site amenities for employees, according to the firm’s marketing materials. What’s more, the building sits on 11.75 acres with 592 surface parking spaces and 67 banked spaces available adjacent to Campus Road.
Integra moved to the building in 2018 from another location in Plainsboro. That backfilled a former Novo Nordisk property that the Danish pharmaceutical giant vacated when it moved its North American headquarters to 800 Scudders Mill Road, also in the township.
