Hartz Mountain Industries has hit 90 percent occupancy at a collection of 250 apartments in Cranford, highlighting sustained demand for upscale rentals in suburban locations.
Known as Fairways at Cranford, the property hit the market early last year at the former site of an aging office complex at 750 Walnut Ave. Renters including professionals, families and empty nesters have consistently responded, the developer said, citing the impact of changing consumer preferences, affordability challenges and the appeal of amenities, maintenance-free living and convenient access that professionally managed rental communities can provide.
The two-building complex is also adjacent to Hyatt Hills Golf Course, providing a distinctive setting with scenic views, open space and convenient access to downtown Cranford, regional transportation networks and area attractions.
“The strong response to Fairways at Cranford reflects a broader shift in how people are choosing to live,” said Gus Milano, president and chief operating officer of Secaucus-based Hartz. ”Today’s renters are seeking flexibility, convenience and a sense of community without compromising on quality. They want access to amenities, outdoor recreation and wellness opportunities, all within a professionally managed environment. Fairways has successfully delivered that experience.”
March Associates Construction built the property, which was designed by Minno & Wasko Architects and Planners and covers 13.5 acres. Amenities include landscaped courtyards with grilling stations, a resident lounge with dining tables and bar seating and a theater room, as well as a fully equipped fitness center and coworking spaces with private meeting rooms.
“Fairways was designed around the idea that where you live should enhance your quality of life,” Milano added. “Reaching this milestone demonstrates the continued appeal of communities that prioritize resident experience and create meaningful opportunities for recreation, wellness and connection.”
