CoreWeave, the artificial intelligence and cloud services giant, has doubled the footprint of its Livingston headquarters with a new long-term lease expansion announced by CBRE.
According to a news release, the company has taken another 31,000 square feet at The Eisenhower at 290 West Mount Pleasant Ave. That transaction comes less than a year after its initial lease with Eastman Cos., a sign of CoreWeave’s rapid growth amid the explosion of AI and the surging need for large-scale data centers.
CBRE’s Jon Meisel, Erin Wenzler and Dan Casey represented ownership, working alongside Eastman’s Eric Maurer. Newmark’s Jamie Ragucci, Kevin Murphy and Aaron Sommer represented CoreWeave, which went public last year under the ticker symbol CRWV.
“With a value of $57 billion and massive new capital infusions, CoreWeave is one of the fastest growing AI companies in the country,” Meisel said. “We are thrilled such a cutting-edge technology company has invested in The Eisenhower for its headquarters as it continues to grow its cloud-based data center business. CoreWeave has been rapidly expanding its footprint including a $1 billion investment in a data center in New Jersey. This yet another example of its investment in the state.”
The leasing team noted that Eastman Cos. recently refinanced and recapitalized The Eisenhower, positioning it to add significant value at the property, which has amenities such as a 220-seat auditorium with modern audio and video equipment. It also has more than 10 conference rooms, a parking deck, new electric car chargers, a full-service cafeteria, walkable retail amenities, a game room, a loading dock and multiple fitness options, as well as a newly completed, fully furnished coworking suite that’s available for tenants looking for small flexible spaces.
The property is minutes from Interstate 280 and other major highways, providing connections to the New Jersey Turnpike and the Garden State Parkway, as well as Newark Liberty International Airport and New York City.
“There were no other competitive buildings in the Livingston submarket that could deliver on all of CoreWeave’s needs, including an expansive list of on-site amenities, 10+ conference rooms and auditorium, backup generator, walkable retail, building signage and space to expand,” Wenzler said. “In addition to top-quality office space, the AI firm was also drawn to the property’s steady and stable ownership.”
