A joint venture has taken the wraps off a new 90-unit luxury apartment building in Dover, completing the transformation of a long-vacant property at a busy intersection downtown.
Known as 80East, the project by Crossroads Cos. and CrownPoint Group Inc. has a mix of studio, one-bedroom and two-bedroom homes at the corner of East McFarlan and Passaic streets. It also has covered parking and some 10,000 square feet of amenity space, part of a six-story property that they say is meant to complement the character of the neighborhood while filling a need for high-quality rental housing.
Minno & Wasko Architects and Planners designed the project, which was built with equity financing from Circle Squared Alternative Investments and a construction loan from Columbia Bank. L2i Construction served as general contractor, with Crossroads as project lead for a development that includes nine homes for low- and moderate-income residents and families.
“From the start, we recognized 80East as a premier opportunity to meet the region’s intense demand for high-quality housing just steps from the town’s business district,” said Anthony Vulpi, Crossroads’ development partner. “Leasing velocity has been exceptional, and we are thrilled to welcome residents to a community that not only elevates local living options but injects fresh energy into downtown Dover’s ongoing resurgence.”
According to the developers, amenities at the property include a rooftop deck, a landscaped courtyard, a dog run, a resident lounge, a fitness center and private office space. Residents will also benefit from a location that is within walking distance of Dover’s downtown shopping district and train station.
