The new owner of some 650,000 square feet of industrial space in Harrison and Kearny has picked The Blau & Berg Co. as its leasing team for the complex.
According to the brokerage team, the properties span 37.7 acres just off Interstate 280 at 401 and 500 Supor Blvd. and 310 and 505 Manor Ave. That includes multiple high-cube warehouses with clearance of up to 71 feet, substantial industrial outdoor storage space and 78,400 square feet of upgraded office space.
Blau & Berg’s Jason Crimmins, Alessandro Conte, Peter J. Murano Jr., Troy Schaasfma and Dylan Meade are spearheading the assignment, noting that the property has divisible spaces and acreage with warehouse units starting at some 16,000 square feet, each equipped with outdoor storage options. Tenants are minutes from the New Jersey Turnpike, Route 1&9 and Port Newark-Elizabeth.
“We’re excited to offer this unique and irreplaceable portfolio to the market for the first time,” said Steve Azar, principal for the new ownership group. “We believe that the combination of functional high-bay buildings, excess outdoor storage and convenient location will meet an underserved piece of the market.”
Blau & Berg’s announcement Friday follows the news that Chicago-based Ambient Capital Partners purchased a six-property, 48.7-acre industrial portfolio that includes the Supor Boulevard and Manor Avenue properties, plus two others. Brokers involved in the $156.3 million deal included CBRE’s Brian Fiumara and Ben Shapiro and NAI James E. Hanson’s Christopher Todd, Scott Perkins and William Erickson.
The leasing team noted that the former Supor Industrial Complex, which is serviced by multiple cranes, is secured by fencing and has ample loading through several docks and drive-ins.
“This unique industrial site is a rarity in the current market landscape,” said Conte, an executive vice president with Blau & Berg. “The expansive nature of this complex, its potential for division and the array of heavy industrial tenant possibilities, coupled with its robust industrial power and crane infrastructure, distinguish this property from the upscale Class A warehouse distribution centers that dominate the industry today.”
