A flurry of new leases and extensions at Bell Works in Holmdel has set the stage for what its owner says will be a strong second half for the distinctive 2 million-square-foot campus.
Inspired by Somerset Development, the firm behind the Crawfords Corner Road property, said it secured deals with 21 office tenants during the first two quarters. That includes new leases and extensions across both traditional office spaces and Bell Works’ move-in-ready suites with flexible, short-term options, ensuring a vibrant daytime population alongside the property’s vast retail, culinary and entertainment offerings.
Among the new leases signed are a 6,564-square-foot commitment by Prudential Financial Inc. and a 6,098-square-foot deal with cybersecurity firm MF Cyber, while health care revenue cycle management company Coronis Health took 4,366 square feet. Activity by existing tenants included a deal by JCP&L, the electric utility, which extended its lease on 64,553 square feet of office space and 5,317 square feet of storage space.
According to a news release, the momentum came alongside strong leasing activity at the landlord’s Bell Works property in Hoffman Estates, Illinois, and an expansion of the brand to Fort Monmouth in New Jersey. Inspired is also advancing several residential projects, with additional developments in the pipeline.

We’re eager to build on that momentum throughout the rest of the year.”
The firm’s first-half leasing surge included momentum at coLab, Bell Works’ official coworking membership experience offering flexible workspaces such as shared and dedicated desks, private executive offices and team suites, the news release said. In response to strong demand, Inspired in June launched a space known as coLab Mashup that spans more than 13,000 square feet.
Following the expansion, both locations saw the full lease-up of all private offices and team suites, Inspired said. At coLab, more than 90 percent of dedicated desks are leased, with coLab Mashup adding 60 new dedicated workstations, several of which are already occupied.
