A clean energy startup is expanding to Harrison with a new lease for nearly 42,000 square feet of industrial space, brokers with The Blau & Berg Co. announced Tuesday.
The company, Hephaestus Technologies Inc., will use the facility at 500 Supor Blvd. for research and development of advanced magnet systems used in fusion energy reactors. That will support what is widely viewed as one of the most promising long-term solutions for producing clean, carbon-free electricity, the brokerage team said, noting that the company’s work in magnet engineering plays an important role in those efforts.
Blau & Berg’s Jason Crimmins, Alessandro (Alex) Conte, Peter Murano Jr., Dylan Meade and Troy Schaafsma represented the landlord, Ambient Capital Partners. Fred Fisher of Fisher & Co. represented the tenant in the 41,809-square-foot lease.

It’s rewarding to help provide a space where innovative companies can continue advancing technologies that may play a role in shaping the future of energy.”
Blau & Berg announced the deal while noting that Ambient Capital Partners continues to attract forward-thinking industrial and technology-oriented tenants to its portfolio. The transaction also reflects the growing demand for specialized industrial and research space capable of supporting emerging companies in the energy and advanced technology sectors.
