A café is expanding from central to northern New Jersey after taking space at a newly built shopping center in Fairfield, according to brokers with RIPCO Real Estate.
The operator, Pink Pistachio, will occupy 3,400 square feet when it opens at 480 Route 46 in late 2026, the leasing team said. The new location will follow the restaurant’s debut last year in the Somerset section of Franklin, where it’s known for its pink- and pistachio-themed décor and high-quality Halal American cuisine and specialty coffee.
RIPCO Executive Vice President Curtis Nassau and Executive Managing Director Matt Grundy represented the owner of the 21,000-square-foot retail center, known as Fairfield Marketplace. Kyle Goworek, a retail leasing specialist at Jeffery Realty, represented Pink Pistachio.
“Fairfield Marketplace fills a real gap along the Route 46 retail corridor,” Nassau said. “There is a clear lack of contemporary retail product in the market, properties with modern storefronts, strong visibility and sufficient parking. Fairfield Marketplace delivers a modern solution that today’s retailers are actively seeking.”
RIPCO detailed the lease while noting that Pink Pistachio’s menu ranges from breakfast items and salads to burgers, lamb chops and pastries. The site of the new sit-down café and restaurant in Fairfield sees average daily traffic of some 45,000 vehicles.
“Pink Pistachio is an excellent addition to Fairfield Marketplace and a strong fit for the tenant mix,” Grundy said. “With more than 3,500 reviews, the brand has clearly resonated with diners. Fairfield Marketplace offers exceptional convenience, combining strong regional exposure along Route 46 with easy access from Fairfield and Little Falls Roads, making it a highly accessible destination for both local and pass-through traffic.”
