The owner of a 30,000-square-foot industrial building in Somerset County has put the property on the market, in an offering by Cervelli Real Estate & Property Management.
Brokers say the asset, 342 Route 22 in Green Brook, is well-suited for a range of users looking to establish or expand operations in a centrally located Somerset County submarket. The building includes two tailgate loading docks and two drive-in doors, providing efficient access for shipping, receiving and day-to-day operations.
Cervelli added that, while the property is zoned for warehousing and manufacturing, it sits within an affordable housing overlay zone that permits new residential development.
“This dual positioning offers buyers the ability to utilize the asset for current operations while maintaining future redevelopment potential as market conditions evolve,” the listing team wrote in a news release. “Opportunities that combine functional industrial infrastructure with alternative-use flexibility remain limited, particularly in supply-constrained markets across northern and central New Jersey.”
