Crow Holdings Development has acquired a parcel in Philadelphia with full approvals in place for nearly 104,000 square feet of new high-end logistics space.
The firm’s Northeast team, which is based in Montclair, said it’s planning a fall groundbreaking for the project at 2748 Grant Ave. That will expand its fast-growing footprint in the city, where it has already developed a separate warehouse on Grant Avenue and will soon complete construction on another project about five miles away.
JLL’s Kyle Lockard and Jeff Lockard arranged the most recent sale. They’ll also serve as leasing agents for the planned 103,500-square-foot facility alongside the firm’s Mitch Russell.
“With a lack of other like-size, Class A facilities in the city of Philadelphia, we anticipate high demand for this new opportunity at 2748 Grant Avenue,” said Johanna Chervak, CHD vice president. “This building is exactly what the market is calling for, and we are excited to work with the talented development team that will bring it from concept to completion.”
According to a news release, the one-story structure will have 32-foot clear ceiling heights, 32 dock positions, two drive-in doors and parking for 65 vehicles. Oline Construction, under the direction of Chief Operating Officer Bob Murray, is serving as the development’s general contractor, while other key partners include BL Cos. and M+H Architects.
Crow added that the property benefits from the City of Philadelphia’s 10-year tax abatement program.

With limited new construction starts, this project demonstrates our ability to close on sites and execute developments.”
The firm’s nearby property, 2900 Grant Ave., is a 112,000-square-foot facility leased to Amazon. In northeast Philadelphia, it has secured a full-building, 147,000-square-foot lease with global supply chain firm Martin Brower at a soon-to-be-completed facility at 14515 McNulty Road.
The developer’s activity in the city is part of a portfolio and pipeline in the region that also includes projects in Burlington Township and Carteret in New Jersey and Wallkill, New York, the news release said. The firm has introduced more than 4.2 million square feet of new industrial inventory in the region since 2020 and currently has 1 million square feet of construction in progress across New Jersey, New York and Pennsylvania.
