A financial services firm has signed a 20,000-square-foot lease extension at a West Windsor office building, brokers with Cushman & Wakefield announced Monday.
The tenant, Mercer US, inked the new long-term deal at 1 University Square amid an ongoing renovation by ownership. Cushman & Wakefield represented the landlord, Argent Ventures, in the transaction at the 328,000-square-foot building.
“Argent Ventures recently acquired the property and is excited to continue working with Mercer US,” C&W’s Kevin Carton said. “Argent has a reputation of being entrepreneurial and in-touch with tenants’ needs when navigating office space throughout the pandemic.”
Carton completed the assignment alongside Todd Elfand, Paul Giannone and Joe Vacca. In a news release, they cited the building’s location at Route 1 and Alexander Road, which is a half-mile from Princeton University and minutes from NJ Transit rail service and downtown Princeton.
The 12-year-old property features 24/7 security, large floorplates and amenities such as a full-service cafeteria and an on-site fitness center with locker rooms and a sauna.
“This property is at the epicenter of the renowned Princeton office market, making it one of the most sought-after well-known buildings in the area,” Efland said.
