A logistics firm is marketing 130,000 square feet of industrial space in North Bergen, hiring Cushman & Wakefield as its leasing agent for the property.
The brokerage team and the landlord, Bergen Logistics, are touting the space at 7300 West Side Ave. as a rare opportunity in the Meadowlands area, which has a lack of industrial space in the 100,000- to-200,000-square-foot range. Located near New Jersey Turnpike Exit 16E, the 3.5-acre property is available due to a consolidation by the owner.
Cushman & Wakefield Director Bonni Heller is leading the assignment out of the firm’s East Rutherford office.
“This facility is efficient, utilitarian and very well suited for an apparel or other consumer product or other distribution organization,” Heller said. “It has a complete garment racking system fully equipped for GOH (garment on hangers), which can be removed at a tenant’s request, and also features pallet racking.”
Heller added that the Bergen Logistics Building offers easy access to New York City and other major highways, including Route 3, along with mass transit access and nearby restaurants, banking, hotels and shopping.
The fully air-conditioned facility features two-sided loading, 24-foot ceiling height, 19 dock-high doors, ample trailer parking and space for 120 cars with expansion capability, C&W said. The complex also includes 21,000 square feet of office space, a 30,000-square-foot structural mezzanine and 9,000 square feet of additional storage space.
“This opportunity arose because Bergen Logistics, a full-service logistics and order fulfillment company, decided to consolidate operations at its 404,000-square-foot, fully automated distribution center at 299 Thomas E. Dunn Memorial Highway in Rutherford,” Heller said. “Earlier this year, Cushman & Wakefield negotiated a long-term lease on behalf of the company for the Rutherford property, which represented one of the largest industrial deals in years in the Meadowlands.”
