A cybersecurity firm is coming to SJP Properties’ Waterfront Corporate Center in Hoboken, having leased more than 12,000 square feet in a deal arranged by Cushman & Wakefield.
The brokerage team represented the tenant, Semperis, in the transaction at 111 River St., noting that the space will support the technology company’s ongoing expansion. The firm will occupy part of the ninth floor of the property, also known as Waterfront Corporate Center I, joining a long list of office and retail tenants at the three-building complex just north of Hoboken Terminal and just west of the Hudson River.
Cushman’s Patrick Decker, Mina Shehata, David DeMatteis and Mark Zaziski negotiated the 12,016-square-foot office lease. SJP Properties was represented in house.

Rising 13 stories, 111 River St. is in Hoboken’s thriving business district and has retail space on its ground floor. Nearby Hoboken Terminal provides access to NJ Transit trains and buses, PATH commuter trains, NY Waterway ferries and the Hudson-Bergen Light Rail system, facilitating seamless travel to both Midtown and Lower Manhattan.
