A prominent commercial property along Route 202/206 in Somerville has traded for $1.6 million, according to a brokerage team with Deluccia Commercial Group.
In a news release, the firm said it represented Somerset Hills Investment Inc. in the sale of the 5,194-square-foot STS building just off the Somerville Circle. The transaction at 278 Route 202/206 closed in late January, Deluccia said, adding that the site benefits from strong visibility and daily vehicle counts exceeding 90,000.
The firm’s Tim Deluccia also represented the buyer, Lilly 28 LLC. He said the deal came as part of a planned disposition of noncore holdings by the seller, led by Kelly Limone, following a long-term investment and active stewardship by the local owner.
Built in 1972, the facility has a roughly 1,050-square-foot showroom with dedicated service spaces, six 12-foot overhead service bays, storage and parts rooms, locker facilities and administrative areas tailored for operational efficiency, Deluccia said. It also has 42 paved parking spaces to support employees, customers and operational needs, including branded pylon and building signage opportunities.
