Denholtz Properties is expanding its presence in North Carolina through its role in a newly completed, 42-unit luxury apartment building northeast of Charlotte.
The Red Bank-based firm on Tuesday joined Lansing Melbourne Group to announce that the first residents had arrived at Stadium Lofts, part of a mixed-use project at 120 West Ave. in Kannapolis. They noted that the property has views of Atrium Health Ballpark, the home of the Kannapolis Cannon Ballers, giving residents a front-row seat to the Chicago White Sox Single-A affiliate as well as the downtown’s growing lineup of shopping, food and entertainment destinations.
Developed by a joint venture of Temerity Baseball and LMG and managed by Denholtz Properties, the building is also within walking distance of the $1 billion, 350-acre North Carolina Research Campus that’s home to eight university research programs working on cutting-edge health sciences.
“Stadium Lofts exemplifies our innovative approach to development, centered on fostering a sense of place within our local community and careful attention to offering multiple types of product in Kannapolis to bring new residents and prevent cannibalizing our existing buildings,” said Peter Flotz, founder and CEO of LMG. “It is a tremendous honor to contribute to Kannapolis’ ongoing transformation into a vibrant live-work-play destination with the completion of this project.”
Designed by Built Form and constructed under the expertise of Summit Design + Build, Stadium Lofts has upscale apartments and a host of high-tech features. They include Harmony illuminated bathroom mirrors, Google Nest thermostats and Brivo video guest access, while select units come equipped with Samsung Smart TVs and extended Google Home technology.
“LMG’s work to bring Stadium Lofts to life speaks to the creativity and vision that continue to make them one of the region’s most impactful developers,” said Stephen Cassidy, president of Denholtz Properties. “We are excited to build on their success and utilize our extensive in-house expertise to provide a superior living experience in one of North Carolina’s most vibrant towns.”
The project follows Denholtz’s 2021 acquisition of Vida Apartments, a 289-unit luxury multifamily property steps from Stadium Lofts, from LMG. Beyond Kannapolis, the firms have partnered in a three-building, mixed-use multifamily project in Concord, North Carolina, that is in the final stages of construction.
