Dermody Properties has secured its first tenant at a new logistics park in Gloucester County, leasing more than 200,000 square feet to a specialty snack company.
According to the developer, J&J Snack Foods will occupy one of three buildings at the LogistiCenter at Woolwich project, which will add more than 1 million square feet to Exit 2 of the New Jersey Turnpike. The provider of nutritious and affordable niche snack foods will lease about 200,640 square feet at 2062 Route 322, with occupancy slated for late 2022.
CBRE’s Drew Green, Paul Touhey and Dan McGovern are the leasing brokers for the project.

J&J Snack Foods’ commitment to this location substantiates our sentiments on the southern New Jersey market.”
The developer announced the deal Thursday, noting that J&J Snack Foods supplies products such as Super Pretzel, ICEE and Luigi’s to foodservice and retail supermarket outlets across the country. It will use the space for manufacturing and distribution, allowing it to expand its East Coast footprint and produce and deliver products more efficiently.
Operation of the facility is expected to create 90 new jobs.
“Southern New Jersey continues to attract top-tier companies looking for Class A warehouse space that has become too rare to find or too expensive in central and northern New Jersey,” said Elizabeth Kauchak, Dermody’s chief operating officer. “We continue to strategically source opportunities for growth and investment in the region.”
A second building at the park, slated for 2120 Route 322, will offer 552,585 square feet on 93.7 acres and will include 110 dock doors, a 40-foot clear ceiling height and gas-fired HVAC units. Dermody expects to deliver the space in late 2022.
Construction on the third building, which will be located at 2057 Route 322, will begin during the first quarter of 2022. Plans call for another 336,700 square feet sitting on 41.2 acres, along with 50 fully equipped dock doors, a 36-foot clear ceiling height and an ESFR fire protection system.
