A joint venture has landed a tenant for a nearly seven-acre industrial site in Newark’s port district, in a deal arranged by Advance Industrial Group and The Blau & Berg Co.
The user, Garden State Cold Storage, will occupy the property at 449 Doremus Ave. under a lease with Deugen Investment Group and Devli Real Estate. That provides it with a location less than two miles from Port Newark-Elizabeth, one that includes 30,000 square feet of warehouse space with 40-foot clear ceiling heights and dual overhead five- and 35-ton cranes.
The deal follows Deugen and Devli’s acquisition of the 6.94-acre site in 2024 and efforts to update the property. Anthony Rittwager of Advance Industrial Group represented Garden State Cold Storage, an affiliate of Ruggerio Seafood Inc., while Blau & Berg’s Jason Crimmins, Alex Conte and Peter Murano represented ownership.

Together, these projects highlight Newark’s growing role as a hub for next-generation logistics, resilient supply chain infrastructure and sustainable industrial development.”
In a news release, the brokerage team said 449 Doremus has expansive paved, fenced and lit industrial outdoor storage including tractor-trailer parking. It also benefits from the site’s elevated grade, making it among the highest in the port district, as well as its quick access to Newark Liberty International Airport, the New Jersey Turnpike and Interstate 78.
